Palomar West Medical Center, San Diego, CA. - Case Study

BIM Process

American Institute of Architects (AIA) is in the process of expanding the role of the architect by incorporating the IPD. The Integrated Process Delivery agreement  (IPD) allows a team to define roles as they see fit. There is no prescribe  role.

Today more architects are implementing the BIM process during the design phase.  CO Architects were on the leading edge of this BIM process on the Palomar West Medical Center by engaging our services therefore helping the design team solving the major potential design issues that traditionally are left to the GC to solve, increasing the costs to the owners.  The image below demonstrates the level of detail produced by the design team.  A line in the sand must be drawn as to when the GC can claim for lack of information to execute the task.  In my opinion, if a piece of equipment can not be installed in the space allocated by the Mechanical engineer and has to be re routed to another location, than it is a design problem.  If a small branch of air supply is not shown on the design drawings but a air supply diffuser, return air register or exhaust air register are shown on the reflecting ceiling plans than it is up to the GC to incorporate these costs into their bids.

The most common problem areas in most hospital projects is the lack of space between the ceilings and the structure above.  We have worked and acted as the BIM integrators on occasional hospital project where almost 5% of the ceilings had to be lowered to accommodate the MEPF systems, a task that most architects have a hard decision to make.

Today, by implementing the BIM process early will eliminate these potential problems.
